Buying a house in a metro city can be difficult due to high property prices and rising borrowing costs. To make homeownership more affordable, the government offers benefits under the Pradhan Mantri Awas Yojana (PMAY), a flagship housing scheme aimed at helping eligible families purchase or build a house.
Under the scheme, eligible beneficiaries can avail an interest subsidy on home loans, reducing their overall repayment burden and monthly EMI outgo. Who can avail PM Awas Yojana benefits
PMAY benefits are available to applicants falling under the Economically Weaker Section (EWS), Lower Income Group (LIG) and Middle Income Group (MIG) categories.

Households with an annual income of up to Rs 3 lakh fall under the EWS category. Families earning between Rs 3 lakh and Rs 6 lakh are classified as LIG. Applicants with annual incomes between Rs 6 lakh and Rs 12 lakh are covered under MIG-I, while those earning between Rs 12 lakh and Rs 18 lakh fall under the MIG-II category.
The scheme is available for the purchase, construction or extension of a residential property, subject to eligibility conditions.
How much subsidy can you get under PMAY
The interest subsidy available under PMAY varies according to the applicant's income category.
Beneficiaries in the EWS and LIG categories can receive an interest subsidy of 6.5 per cent on eligible home loans. Applicants under the MIG-I category can avail a subsidy of 4 per cent, while those under MIG-II can receive a subsidy of 3 per cent.
The subsidy amount is credited upfront to the loan account, reducing the principal outstanding and lowering the monthly EMI burden. This can result in savings worth several lakh rupees over the tenure of the loan.
Key eligibility conditions you must meet
To avail PMAY benefits, the applicant or any member of the family should not own a pucca house anywhere in India.
The beneficiary family can consist of a husband, wife and unmarried children. An adult earning member may also be treated as a separate household, irrespective of marital status.
Applicants should not have received assistance under any other government housing scheme. Aadhaar is mandatory for applying under PMAY.
For EWS and LIG categories, female ownership or co-ownership of the property is generally required, subject to applicable guidelines.
PMAY benefits for metro city residents
Residents of metro cities can also avail PMAY benefits if they satisfy the prescribed income and ownership criteria.
Given the high cost of housing in major urban centres such as Delhi, Mumbai, Bengaluru, Chennai, Hyderabad and Kolkata, the interest subsidy can provide meaningful financial relief for first-time homebuyers. The reduction in loan costs can make homeownership more accessible for eligible families struggling with rising property prices.
How to apply for PMAY in simple steps
Eligible applicants can apply through the official PMAY portal.
The process starts with an eligibility check, followed by Aadhaar verification through OTP. Applicants are then required to fill in the online application form, provide the necessary details and upload supporting documents.
Once the application is submitted, beneficiaries can approach authorised banks or housing finance companies participating in the scheme to avail the benefits.
